Essential electrical safety tips for homeowners
Test your RCD every three months using the test button on your consumer unit, never overload sockets with daisy-chained extension leads, replace any cracked sockets or scorched faceplates immediately, and have an EICR (Electrical Installation Condition Report) carried out at least every ten years for an owner-occupied home or every five years for a rented property. Any smell of burning, buzzing sockets, repeated tripping or flickering lights should be inspected by a qualified electrician straight away — those are the most common early warnings of a fault that can cause a fire.

Know your consumer unit — and test the RCD
Your consumer unit (still widely called the fuse board) is the single most important safety device in your home. Modern boards contain RCDs or RCBOs, which cut the supply within milliseconds if electricity starts leaking to earth — typically through a damaged cable, a failing appliance or, worst case, a person.
RCDs are mechanical devices and they can stick. That is why every RCD carries a small 'T' test button. Press it roughly every three months: the device should trip instantly and cut power to the circuits it protects. If nothing happens, the RCD is not protecting you and needs replacing by an electrician. Before you test, shut down computers and note that the boiler, alarm and fridge will lose power briefly.
If your board still uses old rewireable fuses, has a wooden back or a cast-iron casing, it predates modern safety standards by decades. It will offer no RCD protection at all, and an upgrade to an 18th Edition metal-clad consumer unit is the single highest-value safety improvement most older London properties can make.
Stop overloading sockets and extension leads
A standard UK socket circuit is protected at 32A and a plug fuse at 13A. The risk is not usually the wall socket itself — it is the extension lead plugged into another extension lead, feeding a heater, a kettle and a tumble dryer at once. Heating appliances draw the most current by far, and a coiled extension lead running near its limit gets hot enough to melt its own insulation.
As a rule: only one high-power appliance per extension lead, never plug an extension into an extension, and always fully uncoil a reel before use. Check the printed rating on the lead — many cheap four-ways are rated at 10A, not 13A.
If you find yourself relying on extension leads permanently, you do not have an extension lead problem, you have a socket shortage. Adding sockets is a straightforward job for a qualified electrician and removes the hazard entirely.
Warning signs you should never ignore
Electrical faults almost always announce themselves before they become dangerous. Learn the signals: a fishy or acrid burning smell near sockets or the consumer unit; brown scorch marks around a faceplate; sockets or switches that feel warm to the touch; buzzing, crackling or humming from a switch or the board; lights that flicker or dim when an appliance starts; and breakers that trip repeatedly.
Repeated tripping is the one people most often work around by simply resetting the breaker. Do not. A breaker that trips is doing its job — something on that circuit is drawing too much current or leaking to earth. Resetting it again and again is how a small fault becomes a fire.
If you notice any of these, switch off the affected circuit at the consumer unit and call an electrician. Do not attempt to open a socket or the board yourself.
Water and electricity: bathrooms, kitchens and gardens
Bathrooms are governed by strict zoning rules under BS 7671. Ordinary sockets are not permitted in a bathroom at all (shaver sockets on isolating transformers are the exception), and any fitting near a bath or shower must carry an appropriate IP rating. If your property has an old socket in the bathroom, or a light fitting with no enclosure over the bath, it should be removed or replaced.
In kitchens, keep sockets and appliance leads clear of the sink and hob, and never plug in or unplug anything with wet hands. Outdoors, every socket and every piece of garden equipment must be RCD-protected — a lawnmower cutting through its own cable is one of the most common causes of serious shock in UK homes.
Appliances, plugs and cables
Do a slow walk around your home once a year and look at the leads. Frayed or taped cable, plugs with bent or discoloured pins, cracked casings, and leads run under carpets or pinched behind furniture all need attention. Cable under a carpet is worn down by footfall until the conductors touch — an invisible fault with a real fire risk.
Second-hand and unbranded imported chargers are another common hazard. Look for a genuine UK three-pin plug with correctly sleeved pins and a CE or UKCA mark. Cheap USB chargers frequently fail insulation testing and have caused numerous house fires.
White goods deserve particular care: washing machines, dishwashers and tumble dryers combine water, heat and high current. Clean tumble dryer filters after every cycle and never run one overnight or while you are out.
Smoke alarms and carbon monoxide detection
Mains-wired, interlinked smoke alarms with battery backup are the standard for new and rewired homes, and are far more effective than standalone battery units because every alarm sounds when one detects smoke. Test them monthly with the test button and replace the whole unit every ten years — sensors degrade.
If you have any gas appliance, an audible carbon monoxide alarm to BS EN 50291 should be fitted in the same room, positioned at head height and around one to three metres from the appliance. CO is odourless and the symptoms mimic flu, so detection is the only reliable defence.
When you legally need a qualified electrician
Under Part P of the Building Regulations in England and Wales, certain electrical work in dwellings is notifiable and must be carried out by a registered competent person or signed off by building control. This includes new circuits, consumer unit replacement, and any work in a bathroom or outdoors. Replacing a like-for-like socket or light switch on an existing circuit is not notifiable, but must still comply with BS 7671.
Landlords in England have a further duty: an EICR must be carried out at least every five years by a qualified person, a copy supplied to tenants, and any C1, C2 or FI code remedied within 28 days. Owner-occupiers are advised to have an EICR at least every ten years, or before buying a property.
Practically, if the work involves opening the consumer unit, running new cable, or anything in a wet area, it is an electrician's job. The cost of an inspection is a fraction of the cost of a fire, and a certificate is what your insurer will ask for.
A simple annual safety checklist
Once a year, set aside twenty minutes: press the RCD test button, test every smoke and CO alarm, walk the house looking for damaged sockets, switches and leads, check no extension leads are daisy-chained or run under carpet, confirm outdoor and garden sockets are RCD-protected, and note the date of your last EICR.
If anything on that list fails, or you cannot find the date of your last inspection, book an EICR. It gives you a documented, coded picture of the whole installation rather than a guess.
Electrical safety in older East London housing
Much of our work is in Victorian terraces and converted flats around Bethnal Green, Hackney, Shoreditch and Hoxton. These properties commonly have layers of undocumented work: part-rewires from the 1970s, spurs added during a kitchen refit, a modern consumer unit fitted to old rubber-insulated cable, or borrowed neutrals between circuits that make fault-finding difficult.
Converted flats bring their own issue — supply arrangements and earthing that were never properly designed for multiple dwellings. If you have bought a flat in a converted house and have no paperwork for the installation, an EICR is the sensible first step before you spend money on decorating.
